Karnak Carpentry completed a full bespoke residential fit-out across four rooms of a luxury villa in Emirates Hills, Dubai’s most prestigious gated community and home to royalty, business leaders, and the UAE’s most demanding private clients. The project was designed and executed in a single unified material language: high-gloss white lacquer across every joinery surface, Calacatta Gold marble on every counter, floor, and feature slab, and polished gold hardware on every handle, tap, fixture, and fitting throughout all four rooms.
The living room received a full-width floor-to-ceiling white lacquer feature wall with integrated warm LED cove lighting, a recessed display niche system with gold-framed inset panels, and a bespoke entertainment unit with concealed storage behind push-to-open lacquer doors. In the master bedroom, we fitted a full-width built-in headboard joinery wall in white lacquer spanning the entire back wall from corner to corner, flanking integrated bedside units, concealed wardrobe storage, and a continuous gold-trimmed LED cove channel at ceiling height.
The walk-in wardrobe was designed as a standalone luxury dressing room featuring floor-to-ceiling white lacquer wardrobe units on three walls and a central island dresser with a Calacatta Gold marble waterfall top. Finally, the master bathroom received a complete bespoke vanity unit in white lacquer with a Calacatta Gold marble countertop, a full-height white lacquer mirror cabinet with a gold-profile frame, freestanding bath surround joinery with gold inlay details, and a bespoke shower niche system.
Working in Emirates Hills places Karnak Carpentry at the very top of the UAE residential joinery market, and every decision made during this project reflected the standard that address demands. High-gloss white lacquer at the scale and precision required for a full-villa fit-out is one of the most demanding residential finishes to execute. Achieving a truly flawless mirror-smooth lacquer surface across full-height wardrobe door runs, living room feature walls, and bathroom vanity fronts requires controlled spray-booth fabrication, multiple primer and topcoat layers, machine flatting between coats, and a hand-finished final surface. All of this is carried out in Karnak’s climate-controlled Arjan workshop under strict quality control before a single panel leaves for site.
Calacatta Gold marble requires an equally exacting approach. Book-matched slabs must be selected in person at the stone yard to ensure veining continuity across adjacent panels, cut with water-jet precision, and installed by specialist stone fixers working alongside Karnak’s joinery team to create seamless material transitions at every counter edge, island waterfall, and floor threshold.
Polished gold hardware was specified at hotel grade throughout, not retail-grade brass, but the same standard of gold-plated fitting used in Dubai’s seven-star hospitality environments. This was selected because Emirates Hills villa clients live at a standard equivalent to a luxury hotel suite and their hardware must perform and look the part for decades. The completed Emirates Hills fit-out is Karnak’s clearest statement of what precision residential carpentry looks like at the very highest level in the UAE, and it is available to every homeowner in this community and across Dubai’s most prestigious addresses.
