Custom Home Furniture Dubai: Designed for Your Space, Built to Last
Every home in Dubai tells a story. Since 1988, Karnak Carpentry has been helping homeowners across the UAE write theirs — in solid wood, precision joinery, and furniture that fits your actual life, not a catalogue’s best guess at it.
Custom home furniture in Dubai isn’t a luxury reserved for palaces and penthouses. It’s the practical solution for anyone who’s spent time trying to make standard retail furniture work in a home that was never designed around it. Karnak Carpentry has been solving that problem since 1988 — building custom furniture across Dubai and all seven UAE emirates for clients who understand that a piece made precisely for their space, their family, and their way of living is worth every dirham more than the nearest flat-pack alternative.
Dubai homes present challenges no European catalogue anticipates. Your apartment in Business Bay may have non-standard ceiling heights, mid-room columns, or a balcony door that swings directly into where a wardrobe needs to stand. Your villa in Arabian Ranches might have architectural details worth celebrating rather than boxing over. The humidity in a coastal JBR apartment behaves very differently from the dry heat of a property in Al Ain — and both demand specific material decisions if your furniture is going to still look magnificent in fifteen years. These aren’t abstract concerns. They’re the realities we’ve navigated on over 10,000 projects across the UAE, and they’re precisely why genuinely custom furniture matters here more than almost anywhere else.
What Karnak brings to every project is 35 years of accumulated answers. We know which timber species handle UAE humidity cycles without warping. We know how to design storage that serves a family of six observing traditional living arrangements. We know what Dubai Municipality requires for structural built-in work, and we know how to get it done without adding months to your timeline. That knowledge doesn’t come from a textbook. It comes from three and a half decades of getting it right in this specific market, for these specific clients, in these specific homes.
What “Custom” Actually Means — and Why It Changes Everything
The word gets used loosely in Dubai’s furniture market. Showrooms use it to mean “we’ll paint this cabinet your preferred colour.” Workshops use it to mean standard carcasses with a front panel swap. At Karnak, custom home furniture means something categorically different: no predetermined outcome, no standard templates, no catalogue page to point at and say “something like this.”
Every Karnak project begins with your space and your life, not with our inventory. We design around your actual measurements, your actual daily routines, your actual storage needs. The furniture that results is purpose-built for exactly one home — yours.
Made-to-Measure vs. Mass-Produced: The Real Distinction
Mass-produced furniture is designed for hypothetical rooms — statistically average spaces that share dimensions with no actual apartment in Dubai Marina. When those standard pieces don’t fit your space, the solutions are always compromises: filler panels, awkward gaps, wardrobes that don’t reach the ceiling they could have reached, wasting both vertical storage and the visual potential of the room.
Made-to-measure furniture from Karnak begins with a detailed site survey. We measure every dimension of your space and map every obstacle and opportunity — power sockets, structural columns, window reveals, skirting board depths, ceiling cornices, air conditioning duct positions. The furniture we then design uses your room purposefully and completely. A wardrobe that runs floor-to-ceiling doesn’t just add usable storage — it transforms an ordinary room wall into something architecturally intentional. A kitchen island sized precisely for your footprint and your family’s cooking patterns doesn’t just fill space — it changes how you use your home.
This level of precision is also why our furniture lasts. There are no stress points from pieces forced into spaces they weren’t designed for. No racking from uneven floors accommodated by shimming rather than proper fitting. The piece sits exactly as it was built to sit, and it will continue doing so for decades.
The Design Process: Collaboration, Not Guesswork
Many clients come to us knowing what they need functionally but uncertain about aesthetics. Others arrive with reference images from Instagram and Pinterest but no idea how to translate that vision into actual specifications. Both starting points work equally well for us.
Our design consultation isn’t a sales meeting. It’s a genuine working session in which we talk through how you use the space, what you find frustrating about it currently, what you love about it, and what you’d change if you could change anything. From that conversation, our designers develop initial concepts — not generic presentations, but specific proposals for your room, with real material samples and accurate spatial drawings. You can see exactly what you’re getting before a single cut is made.
We refine until the design is right. Not approximately right — exactly right. That approach adds time at the front of the project, and it saves far more time (and money, and disappointment) at the back.
Custom Home Furniture Across Every Room
Karnak designs and builds custom furniture for every living space — from entrance halls to home offices, from master bedrooms to the study your children will grow into. What follows is a room-by-room account of what we do and how we do it differently.
Custom Living Room Furniture Dubai
The living room is the hardest room in any home to furnish well from retail. It contains more functional requirements than any other single space — seating, storage, display, entertainment, and often dining — while also carrying the highest aesthetic expectations. Standard furniture rarely satisfies all of those requirements simultaneously. Custom living room furniture can.
Our most common living room commissions include bespoke entertainment units and TV walls, custom built-in shelving and display cabinetry, window seat benches with integrated storage, custom console tables and sideboards, and full wall panelling with concealed storage. Each of these serves specific functional purposes while being designed as part of a coherent visual whole. The entertainment unit that houses your television, conceals your cables, stores your media equipment, displays your books and objects, and creates a focal point for the room is a very different proposition from the flat-pack alternatives, and the difference is immediately visible.
Material selection for living room pieces deserves particular care in the UAE context. Solid timber in a well-air-conditioned Dubai apartment will behave very differently from the same species in a coastal property with higher ambient humidity. Veneered MDF carcasses with solid timber fronts and details often perform better in our climate than fully solid construction for larger case pieces — not because solid wood is inferior, but because engineered substrates expand and contract less dramatically through the UAE’s temperature swings between heavily air-conditioned interiors and summer exteriors. We’ll discuss these specifics with you during consultation and make material recommendations based on your actual property and its conditions.
Custom Bedroom Furniture and Fitted Wardrobes Dubai
The bedroom is where custom furniture delivers perhaps its most dramatic return. Fitted wardrobes designed for your specific ceiling height, your specific clothing storage requirements, and your specific floor plan can transform an ordinary bedroom into something that feels genuinely designed — because it genuinely was.
Karnak builds custom wardrobes as complete architectural elements. Floor-to-ceiling, wall-to-wall where appropriate, with interiors configured precisely for the person using them. We talk through wardrobe organisation in detail: how many long-hanging items you own versus folded clothing, whether you need dedicated shoe storage, whether a full-length mirror should be integrated into the door, whether a dressing table is required, whether the wardrobe will serve one person or two with quite different storage requirements. Every one of these decisions shapes the interior configuration, and getting them right means a wardrobe you’ll still love in twenty years rather than one that frustrates you within six months.
Beyond wardrobes, we build complete custom bedroom furniture suites — beds with custom headboards and integrated bedside storage, ottoman beds with hydraulic lift storage beneath, custom dressing tables, nightstands matched precisely to the bed design, and storage benches for the foot of the bed. Designing these as a suite rather than as separate purchases means everything relates visually and spatially in a way that retail combinations never quite achieve.
Walk-in wardrobes represent a speciality within this category. For properties with the footprint to accommodate them, a custom walk-in wardrobe from Karnak becomes a room in its own right — a properly designed dressing space with considered lighting, full-length mirroring, island storage units, and a layout that reflects the actual scale of a wardrobe appropriate for Dubai’s social lifestyle.
Custom Kitchen Furniture and Cabinetry Dubai
Kitchen cabinetry is perhaps the most technically demanding category of custom home furniture, and the one where the difference between a genuinely custom result and a semi-custom retail alternative is most consequential. Kitchens function as precision tools as much as aesthetic spaces, and they need to be designed as such.
Karnak’s custom kitchen furniture service covers complete kitchen design and build — from initial layout planning through material selection, manufacture, installation, and final commissioning. We design around your actual cooking behaviour, your appliance specifications, your storage requirements for specific items (a family that bakes needs different cupboard configuration to one that doesn’t), and the precise dimensions of your kitchen space. We work with the full range of premium finish options: lacquered fronts in any RAL colour, natural and engineered wood veneers, handleless designs with push-to-open mechanisms, and mixed material combinations of timber, glass, and metal.
Kitchen island design is a speciality we’re particularly proud of. A well-designed custom island can fundamentally change how a kitchen family space functions — providing meal preparation space, casual dining, social interaction while cooking, hidden storage, appliance housing, and a visual anchor for the room simultaneously. Getting the dimensions right for both the kitchen footprint and the family using it is a conversation that takes time, and one we approach with great care.
Custom Study and Home Office Furniture Dubai
Dubai’s work culture and the growth of remote working have made the home office a serious room in many UAE properties — not a corner of the bedroom with a desk crammed in, but a properly designed workspace that supports focused professional work. Custom study furniture from Karnak treats the home office as seriously as any commercial fit-out.
We design custom built-in study walls with integrated desk surfaces, bookshelves, filing storage, cable management, and equipment housing — all designed to serve your actual workflow while looking exceptional. For clients who work from home professionally, we apply the same thinking that drives our commercial office fit-outs to the home context: ergonomic desk heights, adequate task lighting positions built into the cabinetry design, accessible storage for frequently used materials, and lockable sections for sensitive documents.
Children’s study spaces deserve the same attention. We build study furniture that can grow with a child — adjustable desk heights, evolving storage configurations, and designs that transition from primary school needs through to university without looking like children’s furniture once the child has outgrown that phase.
Custom Dining Room Furniture Dubai
A custom dining table is one of the most meaningful furniture investments a household can make. It’s the surface around which family gathers, at which guests are entertained, and on which significant moments of daily life play out across years and decades. It should last, and it should mean something.
Karnak builds solid timber dining tables in any configuration — standard rectangular, extending designs for households that entertain at different scales, circular tables for specific room shapes, and bespoke designs that interpret a specific design direction. Material choice for dining tables requires particular consideration: solid hardwoods like oak, walnut, and teak are the natural choices, but the specific species, the finish applied, and the construction method all determine how the table ages through years of actual use in a UAE household. We discuss these specifics in detail and ensure you understand exactly what you’re getting and why.
Custom dining furniture extends to bespoke sideboards and display units, custom wine storage cabinets, banquette seating built into dining alcoves, and custom lighting solutions integrated into ceiling details above the dining space.
The Karnak Process for Custom Home Furniture
Understanding what to expect from a custom furniture project helps clients engage with the process more effectively and makes for better outcomes. Here’s how a typical Karnak project unfolds — not as a rigid procedure, but as a general account of the stages most projects move through.
Step 1: Initial Consultation and Site Survey
Every project begins with a conversation, either at our showroom or at your property. We discuss what you’re trying to achieve, look at the space in detail, take comprehensive measurements, and assess any structural or logistical considerations relevant to the design. For larger projects, we conduct a formal site survey with detailed floor plan measurements and photography. This stage typically takes one to two hours and is provided at no cost and with no obligation.
Step 2: Design Development
Following the site survey, our design team develops initial concept proposals. These include scaled drawings of the proposed furniture in your space, material specifications, finish options, and preliminary pricing. We present these in a second meeting — typically within one week of the site survey — and use the session to refine the design based on your feedback. For complex projects, we may produce 3D rendered visualisations so you can see the proposed furniture in your actual space before committing.
Design development continues through as many rounds of refinement as necessary. Some projects move from first concept to approved design in a single meeting. Others require three or four rounds of iteration. Both outcomes are equally valid, and we don’t rush the process. The design needs to be right before fabrication begins, because changes during or after manufacture are costly and avoidable.
Step 3: Material Sourcing and Approval
Once the design is approved, we confirm material availability and obtain samples for your approval. For premium timbers, veneers, lacquer colours, and hardware, we present physical samples in your space wherever possible — because how a material reads in your specific lighting and against your existing interior elements is what matters, not how it looks in a showroom under display lighting. This stage typically adds three to five working days to the process but consistently results in clients being more satisfied with the finished piece.
Step 4: Workshop Fabrication
Fabrication takes place in Karnak’s Dubai workshop — the same workshop that has been in continuous operation since 1988. Our craftsmen work from detailed technical drawings, fabricating each component to the exact specifications agreed in the design stage. For most custom home furniture projects, fabrication takes between two and six weeks depending on project scale, material complexity, and current workshop capacity. We provide timeline estimates at the point of design approval and keep you updated throughout the fabrication process.
Step 5: Quality Control and Finishing
Before any piece leaves our workshop, it passes through a quality control process that checks every dimension against the original specifications, every joint for integrity, every surface for finish consistency, and every mechanism — hinges, drawer runners, push-to-open systems — for smooth and reliable operation. Finishing, which includes sanding, priming, painting or staining, and lacquering, is done in dedicated finishing bays to ensure dust-free, consistent results.
We have a zero-compromise policy on quality control: pieces that don’t meet our standards are reworked until they do, not installed and apologised for afterward. This occasionally extends our timelines, and we consider that an entirely acceptable cost.
Step 6: Delivery and Professional Installation
Installation is carried out by our own teams — not subcontracted to third parties. The craftsmen who install your furniture understand the construction of every piece they’re fitting and can address any on-site adjustments required to ensure the final result is exactly right. For built-in furniture, this may involve scribing to uneven walls, managing out-of-plumb or out-of-level conditions in older properties, or coordinating around other trades if the installation is part of a broader renovation. We manage all of this as part of the installation service.
A typical residential installation takes one to three days depending on project scale. We take care to protect your property throughout, arrive with the right tools and materials for the job, and leave your home clean and tidy when we’re done.
Step 7: Post-Installation Support and Warranty
Every custom furniture piece Karnak installs is covered by a five-year structural warranty. In the unlikely event that anything isn’t right after installation, we address it promptly. We also provide written care and maintenance guidance for every piece — specific to the materials used — so your furniture receives appropriate care through the UAE’s climate cycles and retains its appearance for decades.
Why UAE Homeowners Choose Karnak for Custom Home Furniture
Choosing a furniture maker is a significant decision. You’re committing money, time, and your home’s appearance to someone’s hands. Here’s what distinguishes Karnak from the dozens of alternatives available in Dubai’s market.
Three and a Half Decades of UAE-Specific Experience
We opened in Dubai in 1988. That’s not a marketing claim — it’s a material advantage. In 35 years of continuous operation across the UAE, we have encountered and solved virtually every challenge this market presents. We know which timber species handle UAE humidity without warping (and which ones, popular in European furniture, fail within two or three years here). We have completed custom furniture projects in all seven emirates, in properties ranging from one-bedroom apartments in Deira to 15,000-square-foot villas in Emirates Hills. We have navigated Dubai Municipality approvals for structural built-in work in properties across every community in the emirate. That accumulated experience is not something a newer competitor can replicate, regardless of their equipment or their craftsmen’s skill.
We have also outlasted the market’s ups and downs. Dubai’s carpentry sector has seen many businesses open impressively and close quietly. Karnak is still here, still operating from the same workshop, still building the same quality — because we built our reputation on doing the work properly rather than on growth strategies.
A Complete In-House Operation
Unlike many Dubai carpentry businesses that subcontract fabrication, finishing, or installation to third parties, Karnak operates as a fully integrated workshop. Our designers, craftsmen, finishers, and installation teams all work under the same management, in the same facility, with the same quality standards applied at every stage.
This matters because quality in custom furniture is a chain. A spectacular design poorly executed in fabrication delivers a poor result. Beautifully fabricated pieces installed badly look wrong. When everything is in-house, accountability is clear and quality is maintained across the entire process, not just at the stages a business controls directly.
Material Knowledge That Protects Your Investment
Wood behaves. It expands and contracts with humidity and temperature, it ages differently depending on species, finish, and environmental exposure, and it requires specific care to retain its appearance over time. Getting material specification wrong for UAE conditions is the single most common reason custom furniture fails prematurely in this market — and it’s entirely avoidable.
Karnak’s material expertise is deep and specifically UAE-calibrated. We understand how different timber species perform across Dubai’s climate range. We know which veneers maintain their appearance under the UV exposure common in south-facing UAE properties. We specify hardware — hinges, runners, mechanisms — that performs reliably in high-use conditions. This knowledge protects your investment and extends the working life of your furniture significantly beyond what an inexperienced maker can achieve with the same raw materials.
Transparent, Detailed Quotations
Custom furniture is a significant investment, and our clients deserve to understand exactly what they’re paying for. Every Karnak quotation itemises materials, fabrication, finishing, installation, and any project-specific costs separately and in detail. There are no hidden costs, no variations that appear after the contract is signed, and no unpleasant surprises at handover.
We also provide honest assessments of budget versus aspiration. If a client’s vision significantly exceeds their stated budget, we say so early — and we explore what can be achieved within the budget before anyone commits. Discovering a mismatch after detailed design work has been completed wastes everyone’s time and goodwill.
A Portfolio That Speaks for Itself
After 10,000+ UAE projects, our portfolio covers every style, scale, and material combination you could be considering. We can show you completed work similar to your requirements — not renderings of what we might do, but photographs and client accounts of what we have done. If you have a specific style reference in mind, we very likely have a completed project to show you that addresses it directly.
Recent Custom Home Furniture Projects Across UAE
Villa Master Bedroom Suite — Emirates Hills, Dubai
A complete bedroom furniture commission for a 1,200-square-foot master suite in an Emirates Hills villa. The brief called for a floor-to-ceiling fitted wardrobe running 8.4 metres across one full wall, custom bed with upholstered headboard and integrated bedside tables, ottoman bench, and a dedicated dressing table with integrated mirror and task lighting. Materials: American walnut veneer with hand-oiled solid walnut door frames and drawer fronts, brushed gold hardware throughout. Timeline: six weeks from design approval to installation.
Penthouse Living and Dining — Dubai Marina
A full-floor penthouse in Dubai Marina required custom furniture to match an interior design brief combining contemporary minimalism with warm natural materials. Karnak designed and built a 6.2-metre entertainment wall in smoked oak veneer with backlit open shelving, concealed equipment housing, and a flush-mounted television recess; a custom 3.2-metre dining table in solid French oak with matching sideboard; and a complete home office with built-in desk and library wall. Timeline: eight weeks fabrication, two days installation across three rooms.
Apartment Fitted Wardrobes — Business Bay, Dubai
A two-bedroom apartment with irregular room dimensions — standard in Dubai’s mid-2000s apartment stock — required wardrobes that could work within structural constraints while maximising storage. We designed wardrobes that incorporated existing columns as visual elements rather than obstacles, used every centimetre of available height, and delivered 40% more storage capacity than equivalent retail wardrobes at the same floor footprint. Timeline: three weeks.
Family Home Study — Jumeirah, Dubai
A family of five in a Jumeirah villa needed a shared study space that could serve two parents working from home and three school-age children with very different study habits. Karnak designed a full-room study installation — three independent workstations with individual storage, a shared central reference library, built-in display space for children’s work, and a freestanding study table for group projects. Materials: white lacquered carcasses with solid oak surfaces and open shelving. Timeline: five weeks.
Villa Living Room — The Meadows, Dubai
The client’s brief was specific: a living room wall that could house a large television, display a significant art and book collection, provide substantial hidden storage, and incorporate a drinks cabinet — all without looking like a utility wall. The result was a 7-metre floor-to-ceiling composition in natural oak with brass inlay details, integrating all required functions within a design that reads as an architectural feature rather than furniture. The project became one of the images in Karnak’s most-requested portfolio presentations.
Walk-in Wardrobe — Palm Jumeirah Villa
A generous walk-in wardrobe space in a Palm Jumeirah villa was redesigned from a blank room into a full dressing suite. Custom island storage unit in lacquered MDF with leather-pull drawers, full perimeter hanging and shelving in Italian-finish white laminate with integrated LED lighting, full-height antique mirror panel, and a dedicated jewellery and accessories drawer system with velvet lining. The project took four weeks from survey to final installation.
Abu Dhabi Family Home — Khalidiyah
Karnak’s Abu Dhabi projects demonstrate the same quality applied in Dubai. A large family home in Khalidiyah required custom furniture across four rooms: master bedroom wardrobes and bed suite, children’s bedroom storage and desk systems, a formal dining room sideboard and display cabinet, and a home office library wall. Coordinating a multi-room commission of this scale across two emirates is routine for Karnak, and the project was completed within the agreed twelve-week timeline.
Custom Home Furniture Questions — Expert Answers
The timeline for a custom furniture project depends on its scope, but as a general guide: a single-room commission such as a custom wardrobe or living room unit typically takes six to ten weeks from initial consultation to completed installation. A multi-room commission covering three or four spaces typically runs twelve to sixteen weeks. These timelines include design development (one to two weeks), material sourcing and approval (one week), workshop fabrication (two to six weeks depending on complexity), and installation (one to three days).
The most significant variable is design development — some clients know exactly what they want and move through design approval quickly; others need more iterations, which is entirely legitimate and produces better results. We provide timeline estimates at the point of design approval and maintain regular communication throughout fabrication. Our timelines are genuine commitments, not aspirational targets, and we have a strong track record of meeting them.
Custom furniture costs more than retail alternatives, and being transparent about that is important. What it provides in return is a piece designed and built precisely for your space, using materials specified for UAE conditions, with a quality of construction and finish that retail alternatives at any price point don't achieve.
As a rough guide: custom fitted wardrobes typically range from AED 1,500 to AED 4,500 per linear metre depending on materials and internal configuration complexity. Custom entertainment units and TV walls typically range from AED 8,000 to AED 35,000+ depending on size, materials, and complexity. Custom dining tables in solid timber typically range from AED 6,000 to AED 25,000 depending on species, dimensions, and finish. Complete room commissions are priced on detailed quotation after the design is developed.
We provide itemised quotations that break down exactly what each cost element covers, and we work with clients to achieve their goals within their budget where possible. Our consultation is free and carries no obligation.
This is one of the most practically important questions for any UAE homeowner considering custom furniture, and one that a surprising number of workshops fail to address seriously.
The UAE presents a challenging environment for timber: high ambient temperatures outdoors, heavily air-conditioned interiors, and in coastal properties, significant humidity. The temperature differential between an air-conditioned room and the outdoor environment causes timber to expand and contract cyclically, which stresses joints and can cause warping in species and constructions that don't accommodate this movement.
Species that perform consistently well in UAE conditions include teak — historically favoured throughout the Gulf for its natural oil content and stability — American white oak, European white oak, walnut, and iroko. Species that underperform in UAE conditions include beech (absorbs humidity and warps unpredictably), certain tropical hardwoods popular in European furniture that don't handle low-humidity air conditioning well, and any species applied in excessively wide solid boards without appropriate stress relief.
For large case pieces — wardrobes, kitchen cabinetry, entertainment units — we typically recommend engineered substrates (high-quality MDF or plywood) with solid timber or veneer applied to faces and edges. This construction is dimensionally more stable than solid throughout for large panels in our climate, while delivering the same visual quality. For tabletops, benchtops, and feature elements, solid timber construction with appropriate joinery and seasoning is correct. We'll discuss these specifics in detail for your particular project.
Absolutely. Matching existing furniture — in terms of colour, material, style, or all three — is a routine part of our work. If you have pieces you love and want new custom furniture to relate to them harmoniously, we take detailed references from your existing pieces during the site survey and ensure the new work is designed in conversation with what you already have.
In terms of style range: Karnak has built custom furniture in contemporary minimalist, classical European, mid-century modern, traditional Emirati and Gulf-influenced, transitional, and fully bespoke design directions. We don't have a house style that we impose on client projects. Our designers' job is to understand and execute your vision, not to express their own.
For most projects, we provide scaled technical drawings that clearly show dimensions, proportions, and material specifications — and for many clients, this is sufficient to commit to the design. For larger or more complex commissions, or where a client is working with an unfamiliar material or design direction, we produce full 3D rendered visualisations showing the proposed furniture in your actual space. This service is included in our design process for projects above a certain value threshold and is available at a modest charge for smaller commissions.
Visualisations are a genuine design tool, not just a sales aid. They allow us to catch proportion issues before they're built into timber, test material combinations in actual lighting conditions, and ensure you can see exactly what you're committing to before fabrication begins.
All Karnak custom furniture is covered by a five-year structural warranty covering joinery integrity, material failure, and hardware performance. Cosmetic warranty covers finish defects not attributable to normal use or client-side care factors for two years. In practice, we very rarely have warranty claims — because we make things properly the first time and use materials appropriate for UAE conditions — but the warranty is a genuine commitment and we honour it directly and promptly when needed.
Karnak works extensively with interior designers, interior architects, and property developers, and we have structured our services to make this collaboration efficient and reliable. For design professionals, we provide production drawings, material sample delivery, finish matching to specified references, and dedicated project management communication. For developers furnishing show apartments or completing fit-outs ahead of handover, we understand the timeline pressures involved and have delivered large-scale projects under demanding schedules consistently across thirty-five years of UAE development projects.
If you are an interior design professional considering Karnak for a client project, we are happy to discuss our trade partnership programme, which provides dedicated points of contact, material showroom access, and appropriate terms for professional partners.
Built-in furniture — wardrobes fixed to walls and ceilings, kitchen cabinetry secured to structure, entertainment units anchored for television mounting — requires appropriate structural fixings appropriate to your building's construction. Dubai's residential building stock ranges from traditional block and plaster construction through to the glass-and-steel curtain wall buildings of newer developments, each with different fixing requirements and different load capacities.
Our installation teams are experienced in all common UAE building types and carry appropriate fixings for each. For installations requiring penetration of structural elements or work that may require notification to building management, we advise clients in advance and manage the necessary communication. We never compromise on structural fixings for the sake of installation speed.
Yes. The majority of our residential commissions are completed in occupied properties, and our installation teams are trained to work considerately in lived-in homes. We take care to protect finished surfaces, flooring, and existing furniture. We manage dust and sawdust with appropriate containment, clean up fully at the end of each working day, and coordinate installation sequencing to minimise disruption to your daily routine.
For very large commissions covering multiple rooms simultaneously, we sometimes recommend a phased installation approach that allows continued comfortable occupation of unaffected spaces. We'll discuss the practical logistics of installation during the design stage.
New-build and renovation fit-outs represent a significant part of our residential work. Working in properties under construction or renovation requires coordination with other trades — electricians for integrated lighting, tilers who need to complete work before cabinetry is installed, painters who need to work after — and Karnak's project managers handle this coordination as a standard service. If you're working with a main contractor on a renovation, we are experienced in operating as a specialist sub-contractor within that structure.

Start Your Custom Home Furniture Project
The best time to commission custom furniture is before it becomes urgent. Clients who begin the conversation early — before a move, before a renovation completion, before a specific deadline — have the most satisfying outcomes, because the design process has time to breathe and produce work that genuinely reflects what they want.
That said, we are experienced in working to tight timelines when circumstances require it, and we will always give you an honest assessment of what is achievable within your specific constraints. Whether your project is immediate or future-facing, the first step is the same: a conversation.
